Down payment assistance, explained.


"Down payment assistance" (DPA) gets thrown around a lot, but few people can tell you what it actually is. Let's fix that in plain English.

What DPA actually is

DPA is help — usually money toward your down payment and sometimes your closing costs — so you don't have to bring the entire amount in cash. It generally comes in two flavors:

  • Grants — money that doesn't have to be repaid (as long as you meet the program's conditions).
  • Second loans — a small additional loan alongside your main mortgage. Some are forgivable over time, some are deferred (you repay later, often when you sell or refinance), and some have a low monthly payment.

Which one fits depends on the program and your goals — and that's exactly the kind of thing I help sort out.

Where these programs come from

Many are run through state housing finance agencies — Oregon Housing and Community Services and the Washington State Housing Finance Commission — along with various local and lender programs. Each has its own rules, funding, and availability, and they do change from time to time.

Who tends to qualify

Every program is different, but common themes include:

  • Income within program limits for your area and household size.
  • A credit profile that meets the program's minimum.
  • Buying a primary residence (where you'll live).
  • Sometimes a homebuyer education course — usually a short, genuinely useful class.

First-time buyers are a common fit, but "first-time" is often defined as not having owned a home in the past three years — so more people qualify than assume they do.

The hardest part of DPA isn't qualifying. It's knowing the help exists in the first place.
