Feeling squeezed? Why saving a down payment is so hard right now.


I'll be honest with you — because I'm living a version of this too. Between three boys in baseball, kids growing up fast, and the cost of, well, everything, I know how it feels to want to give your family the world and still come up short at the end of the month.

So when someone tells me, "We just can't seem to save for a down payment," I don't hear an excuse. I hear the truth about today's market.

The squeeze is real

Rents have climbed. Groceries, insurance, childcare, gas — all up. When your fixed costs rise faster than your paycheck, the "extra" money that used to become savings just... disappears into the month. That's not a willpower problem. It's arithmetic.

And here's the cruel twist: the longer it takes to save, the more home prices and rents can move — so the down payment you're chasing keeps getting bigger.

The part most people don't know

Here's what I wish more families understood: you may not need to save that big lump sum at all. There are programs built specifically for buyers who are doing everything right but can't stockpile 5%, 10%, or 20% in cash:

  • Down payment assistance — grants or small second loans that cover much of your down payment, and sometimes closing costs.
  • Zero-down loansVA for those who've served, and USDA for eligible areas.
  • Low-down options — 3%–3.5% down conventional and FHA loans.
The goal isn't to wait until life stops being expensive. It's to find the path that fits the life you're actually living.
