OREGON HOME BUYER SCHOOL · FREE LIVE CLASS
Most renters hear about one or two programs, decide neither fits, and stop there. In one hour I'll walk you through the down payment programs that exist in Oregon and Washington, the conditions that actually decide whether one fits you, and the mistakes that cost buyers the most. Live, with your questions answered.

WHAT THE SHORT LIST LEAVES OUT
The decision usually gets made alone, against a short menu, and never revisited. Nobody ran the numbers for that county, that household, that situation. Here is some of what the short menu leaves out.
Some programs have no first-time buyer requirement at all. Washington's Home Advantage is one. And for many programs that do have one, "first-time" only means you haven't owned a home in the last three years.
More: Washington's WSHFC programsMany assistance programs can be applied to more than the down payment, including closing costs and prepaid items. Closing costs surprise more buyers than the down payment does.
More: Assistance and closing costsLocal programs exist on top of the state's, and they differ between Multnomah, Washington, Clackamas and Clark counties. Which side of a line you buy on is worth knowing before you narrow your search.
More: Portland–Vancouver county breakdownAssistance programs are delivered through participating lenders. I offer MSF National DPA through Mortgage Solutions Financial, in Oregon and Washington. Many programs also require a short homebuyer education course. Knowing the order of steps is most of what keeps a purchase on schedule.
More: MSF National DPAAssistance is not free money, and it isn't right for everybody. A lot of assistance is a second loan on the home, not a grant. It may be forgivable or repaid, and it can come due if you sell, refinance or stop living there. Programs have eligibility rules, a credit minimum, and terms that change. The point of the class is to see the whole list and the real conditions, so you can decide with the full picture.

WHO TEACHES THE CLASS
I've worked in Oregon real estate since 2004, and I'm a licensed mortgage loan originator in Oregon and Washington with Mortgage Solutions Financial. Being licensed is what lets me walk you through specific programs and payment estimates, which is the conversation that actually helps.
The class is education first. You won't be asked to apply, and you'll leave knowing what exists whether or not we ever work together.
