Programs designed for educators, healthcare workers, and first responders were created to address that gap directly.

Specific program availability varies and changes over time, but the types of benefits that have been offered to essential workers in Oregon and Washington include:
- Rate discounts — reduced interest rates beyond what standard state programs offer.
- Extra DPA — additional down payment assistance layered on top of base programs.
- Relaxed income limits — some programs specifically raise the income cap for qualifying professions.
- Employer-assisted housing — some school districts and public agencies offer housing assistance directly.
The federal angle: Good Neighbor Next Door
HUD's Good Neighbor Next Door program offers a steep discount — up to 50% off the list price — on HUD-owned homes for eligible teachers (K–12 in qualifying schools), firefighters, law enforcement, and EMTs. The catch: you must live in the home for three years. But for those who qualify and find an eligible property, it's extraordinary.
Lender-specific programs
Beyond government programs, some lenders run their own "hero" or community lending programs with preferential terms for essential workers. These aren't advertised everywhere, but they exist.
