How your credit score affects DPA eligibility — and why it may not be the roadblock you think.


Credit scores and homebuying have a complicated relationship. Everyone knows credit matters — but few people know exactly how it factors into down payment assistance specifically. Here's the plain truth.

DPA programs have their own minimums

Most down payment assistance programs set a minimum credit score as part of their eligibility requirements. These minimums are separate from your loan's credit requirements — though they often work hand-in-hand.

Common thresholds you'll see:

  • 620–640: The range most state DPA programs (Oregon Bond, WSHFC) require as a floor.
  • 580: The minimum for FHA loans with 3.5% down — though some DPA programs set their floors higher than this.
  • 660+: Often needed for conventional loan-based DPA programs with the best terms.

Below the minimum isn't necessarily "not yet"

If your score is below a program minimum, the question to ask isn't "can I buy a home?" — it's "what would it take to get there?" Small, targeted improvements to a credit profile can move a score meaningfully in a few months. Paying down a revolving balance, disputing an error, or letting a thin file age slightly can all make a real difference.

Credit score isn't the only factor

Programs look at your full credit profile — not just the number. Payment history, recent derogatory marks, collections, and how long accounts have been open all matter. A 640 with clean recent history is a different picture than a 640 with a 90-day late payment last year.

What to do if your score needs work

  • Pull your free credit report and look for errors — they're more common than you'd think.
  • Pay down credit card balances below 30% of your limit (below 10% is better).
  • Don't close old accounts — age matters.
  • Avoid opening new credit until after you've closed on your home.
The gap between where you are and where you need to be is often smaller than it looks — and more fixable than you expect.
