The homebuyer education requirement: what it is and why it's worth your time.


Most down payment assistance programs — including Oregon Bond and WSHFC's programs in Washington — require you to complete a homebuyer education course before closing. When people hear "requirement," they sometimes groan. But this one is genuinely worth taking, not just checking off.

What it is

A homebuyer education course is a structured program that walks you through the entire homebuying process: how mortgages work, what to expect from start to closing, how to budget for homeownership, how to avoid common pitfalls, and more. The goal is to make sure you go into one of the biggest financial decisions of your life with clear eyes.

How long it takes

Most approved courses take about 4–8 hours to complete and are fully online and self-paced. You can do it over a weekend, in the evenings, or in one sitting if you're motivated. There's no class to attend in person unless you prefer that option (some local agencies offer in-person versions).

What's approved

For Oregon Bond, OHCS accepts courses from eHome America and other approved providers. For WSHFC programs, their list of approved providers is available on their site. The common denominator is that the course needs to be from an HUD-approved housing counseling agency or an agency specifically listed by the program. I'll point you to the right one when we start the process.

What you'll actually learn

Buyers who complete these courses consistently report they felt more confident and less stressed at closing. Topics typically include:

  • Understanding your loan estimate and closing disclosure
  • What escrow is and how property taxes and insurance get paid
  • Homeownership costs beyond the mortgage (maintenance, repairs, HOA)
  • Warning signs of predatory lending
  • What to do if you ever fall behind on a payment
Every buyer I've worked with who took the course said they got something useful from it. None of them said it was a waste of time.

The course typically costs $75–$125. Given that it helps you access programs that can save you thousands at the closing table, it's one of the better returns on time you'll find. Once you finish, you'll get a certificate — and that certificate is what the program requires to finalize your DPA.
