DPA + FHA: a common and powerful combination
FHA loans are one of the most common pairings with state DPA programs. Oregon Bond and WSHFC both allow their assistance to be used alongside FHA financing. FHA's 3.5% minimum down payment can be covered by the DPA grant or second loan, reducing your cash-to-close significantly.
The full loan package looks like this: your primary FHA mortgage, with a DPA second loan (or grant) sitting behind it. You typically still make one monthly payment — the FHA loan — and the DPA has no monthly payment if it's deferred.
DPA + Conventional: possible, with program-specific rules
Some DPA programs work with conventional loans (Fannie Mae / Freddie Mac loans). Conventional loans have stricter credit requirements, but can avoid FHA mortgage insurance at higher down payment amounts.
