How long does a DPA purchase take to close? A realistic timeline.
A common concern I hear about down payment assistance is that it slows things down — that sellers won't accept your offer because DPA takes too long to close. That concern is understandable, but it's often based on outdated information. Here's how the timeline actually works.
A standard DPA purchase timeline
For most DPA-assisted purchases through Oregon Bond or WSHFC, the closing timeline is comparable to any other financed purchase: typically 30 to 45 days from accepted offer to closing. Here's what happens during that time:
- Days 1–3: Accepted offer. Loan application finalized, DPA registration initiated.
- Days 3–10: Appraisal ordered, homebuyer education certificate submitted (if not already done), income verification completed.
- Days 10–25: Underwriting review of both the primary loan and the DPA second loan. This is where an extra 3–5 business days can sometimes be added compared to a non-DPA loan.
- Days 25–30+: Clear to close. Final walkthrough, closing disclosure, signing.
The one real difference
DPA programs do add one layer of processing — the second loan or grant paperwork goes through the state housing agency in addition to normal underwriting. This typically adds a few business days, not weeks. A well-prepared buyer with documents ready and the homebuyer education course already completed is in the best position to close on time.
What you can do to stay on schedule
- Complete homebuyer education early — before you even find a home. It can be done while you're shopping.
- Respond to document requests quickly — missing paperwork is the most common source of delays.
- Get pre-approved before making an offer — with a DPA pre-approval in hand, sellers can see you're a serious, prepared buyer.
What to tell sellers
When you're in a competitive offer situation, your agent can address the timeline concern directly. A pre-approval letter that references the DPA program by name shows the seller that you've already done the work — the program is confirmed, not pending.
DPA doesn't make you a weaker buyer. It makes homeownership possible. Those are two different things.
